New Resident Qualification Requirements

Please review the application requirements below to ensure a swift processing time!

A completed application consists of:

  • Completion of application for all individuals 18 years or older who will be living in the home, even if they will not be financially responsible.

  • Clear, legible, and up-to-date Government issued photo ID.

  • Three (3) clear, recent "Selfie" photos to verify identity with the following perspectives: left profile, right profile, and front facing profile. This is required to proceed with the application

  • Payment of all necessary fees. ($50 application fee per applicant, non-refundable)

  • Completion and passing of criminal, rental, and credit background checks.

  • For approval, we require a credit score of 670 or higher (or conditionally approve 600 to 669). Conditional approval does not mean the applicant has been fully approved to move into the home.

  • Conditional approval in all cases will require one or more of the following:

    • Additional security deposit beyond 1x rent

    • A co-signer with a credit score of 700 or higher

    • Additional lease addendums

    • A combination of any of the above or more

  • Co-signer is required to submit an application and pass the same screening process with a credit score of 700 or higher.

  • Rental History - You must be prepared to provide 3 years of residential history as well as contact information for your rental references. If a first time renter or no rental history can be obtained from prior landlord, then conditional approval requirements may be requested.

  • History of accounts in collections or bankruptcies will be denied. In case of credit disqualifications, we do encourage applicants to add a co-signer to the application who does meet our credit requirements.

  • Additional information may be requested. If the information requested is not received within 72 hours from request, the application may be denied.

  • While we do our best to review and process applications the same day, please allow up to 24-72 hours for us to go through the proper steps.

Employment and Income Verification

  • Currently Employed: 1 month of Most recent paystubs or two month’s most recent personal bank statements (PDFs only).

  • If Self Employed: Previous two year’s personal income tax returns and most recent two month’s personal bank statements (PDFs only).

  • Future Employment: Recent offer letter from new employer with a start date within the next 30 days. Two most recent personal bank statements (PDFs only).

  • Proof of Additional Income: PDF documents include official documents including but are not limited to the following:

    • Second employment

    • Child support

    • Life insurance

    • Social Security

    • Additional government assistance

  • All documents must show that they are currently active within the past 30 days.

  • Income documents should show that the applicant’s total gross income is at least 3.0x the rent amount.

  • PDF-formatted documents are required for all income documents.

Additional Application Policies:

  • Beyond Homes allows a one-time app transfer at applicant request. Application cannot be transferred to a new property or to prior property after this is initiated. Before a transfer is approved, applicant will have to have viewed the transfer property first.

  • It is company policy to accept the first approved applicant on the property.

  • If another applicant takes a home off-market, then we can transfer your application to another home. Additional income verification or documents may be requested.

  • Approved applications are good for 30 days. If 30 days has passed, a new application will need to be submitted.

Pet Policies:

  • We are pet-friendly and accept up to 3 dogs or cats in our homes.

  • Note: Pets do need to be added to the lease, for up to a $300 pet fee per pet (one-time). Breed restrictions do apply. Contact us for more information.

Final Note: by default the move-in date selected is the first of the next month, but in all cases you are welcome to choose any date before that date as well.
