Core Qualifications

  • Each adult applicant must submit a separate application with non-refundable fee
  • Gross monthly income of at least 3× monthly rent
  • Minimum credit score of 670 (600-669 may qualify conditionally)
  • Three years of rental history with positive references
  • All pets must be disclosed during application

Required Documents

Identity Verification

  • • Valid government-issued photo ID
  • • Three selfie photos (front, left profile, right profile) with good lighting and neutral background

Income Verification

  • Currently Employed: Three recent pay stubs
  • Self-Employed: Last year's tax return (first 2 pages) plus two bank statements
  • Future Employment: Offer letter (start date within 30 days) plus two personal bank statements

Rental History

  • • Contact information for previous landlords (3 years)
  • • Positive rental references required

Credit & Screening Standards

670+ Credit Score: Standard approval

600-669 Credit Score: May receive conditional approval requiring:

  • • Higher security deposit
  • • Qualified co-signer (700+ credit)
  • • Additional lease addendum

Active bankruptcies or collections typically result in denial. Falsified information results in automatic denial.

Pet Policy

  • All pets must be disclosed and approved prior to move-in
  • Pet fee: up to $300 per pet (one-time, non-refundable, no annual renewal fee)
  • Breed restrictions apply — please contact us for details
  • All pets will be added to the lease agreement
