Application Requirements

We've made our requirements clear so you know exactly what to expect. Applications are typically processed within 24 hours.

Core Qualifications

  • Each adult applicant must submit a separate application and screening fee
  • Gross household income must be at least 3× the monthly rent
  • Credit score of 650+ generally qualifies for standard approval
  • Applicants with credit scores between 580-649 may qualify with additional conditions
  • Minimum of 2 years of positive rental or mortgage history preferred
  • All pets and animals must be disclosed during the application process

Required Documents

Identity Verification

  • • Valid government-issued photo ID
  • • Three selfie photos (front, left profile, right profile) with good lighting and neutral background

Income Verification

  • Currently Employed: Three recent pay stubs
  • Self-Employed: Last year's tax return (first 2 pages) plus two recent bank statements
  • Future Employment: Offer letter (start date within 30 days) plus two personal bank statements

Rental History

  • Renters: Contact information for current and previous landlords
  • Homeowners: Two years of mortgage payment history or mortgage statements

Credit & Screening Standards

Credit Score

  • 650+Standard approval
  • 600-649May qualify with an increased security deposit or qualified co-signer
  • 580-599May qualify with an increased security deposit and qualified co-signer

Co-signers must have a credit score of 700+ and meet all income requirements.

Bankruptcy

  • • Bankruptcy discharged more than 7 years ago generally does not affect eligibility.
  • • Bankruptcy discharged 5-7 years ago may require a qualified co-signer.
  • • Active bankruptcy, or bankruptcy discharged within the last 5 years, will result in denial.

Collections & Past Due Accounts

  • • Housing-related collections, landlord debt, or unpaid rental obligations will typically result in denial.
  • • Non-housing collections may be considered based on amount, payment history, and overall application strength.

Evictions

  • • Evictions within the last 5 years will typically result in denial.
  • • Older evictions may be reviewed and may require additional conditions.

Criminal History

Applicants with convictions for violent felonies (within the last 7 years), felony sex offenses, or felonies related to the illegal manufacture or distribution of controlled substances may be denied. Each application is reviewed individually, subject to applicable federal, state, and local laws.

First-Time Renters

Applicants without rental history may still qualify if all other requirements are met, and may be asked to provide a qualified co-signer or additional security deposit.

Financial Assets Alternative

Applicants who do not meet standard income requirements may qualify through verifiable liquid assets equal to at least 36× the monthly rent.

Automatic Denials

Applications will generally be denied for:

  • • Falsified or misleading application information
  • • Active bankruptcy, or bankruptcy discharged within the last 5 years
  • • Recent eviction history
  • • Housing-related collections or landlord debt
  • • Insufficient income
  • • Certain criminal convictions (see Criminal History above)

Important Note

Applications are evaluated as a whole. Meeting the above guidelines does not guarantee approval. Additional conditions, including a co-signer, increased security deposit, or prepaid rent, may be required based on the overall application profile.

Pets & Animals Policy

  • All animals must be disclosed on the application and approved in writing prior to move-in.
  • This includes dogs, cats, fish, reptiles, birds, rodents, and any other animals, regardless of size or whether they are kept in cages or tanks.
  • Unauthorized animals are subject to fees and lease violations.
  • Pet fee: up to $300 per pet (one-time, non-refundable, no annual renewal fee)
  • All approved animals will be added to the lease agreement.

Some properties may have restrictions on:

  • • Number of animals (3 max)
  • • Size or breed (for dogs)
  • • Type of animal

Service animals and emotional support animals are not considered pets, but must still be disclosed and approved in accordance with applicable laws.
