Maintenance Troubleshooting

Quick tips and resources for current residents. Try these steps before submitting a maintenance request.

Before You Submit a Request

Air Conditioning

Note the last air filter replacement date. Filters must have been recently replaced before contractors are sent. Include any thermostat error messages in your request.

Electrical Issues

Verify the circuit breaker has been checked and reset if needed. For outlets near water (kitchen, bathroom), check if the GFCI outlet needs to be reset by pressing the "Reset" button.

Garbage Disposal

With the power off, ensure there is nothing stuck in the unit. Attempt to reset by pushing the reset switch underneath the disposal unit.

Heating

Include filter replacement date and confirm filters are recent. Note any thermostat error messages. For gas furnaces, verify gas service is active and bills are current.

Plumbing

Try unclogging any toilets or sinks that may be backed up initially. Use a plunger on the toilet before submitting a maintenance request.
